As a pillar industry of China,real estate has made great contributions to China’s economic growth in the course of more than a decade of development.With the changes in the real estate market environment,there is no obvious relaxation in credit financing in the national macro-policy.The land policy implements the unified planning of rural land construction and the first compensation,and the multi-subject supply,multi-channel protection,and rental sales are implemented on the housing structure policy.In the economic environment,the sustainability and resistance of Chinese enterprises are far from sufficient.The gross domestic product and per capita income bring good signals to the demand for real estate destocking.The economic growth mode urgently needs to change;the industrial environment On the other hand,the pressure of the real estate market to change to the buyer’s market in the future,the competition between large and small housing enterprises is becoming increasingly fierce,etc.These changes are constantly ringing the alarm for real estate enterprises,and where the future people,finances and things should go.For modern enterprises,"people"is the most valuable resource.Only when the"people"work is done can the enterprise be invincible.This paper selects the current fast-growing small and medium-sized real estate enterprise H real estate company as the analysis object,and uses the five elements of the competency model to propose the optimization of talent structure from the outside to the inside for the company’s current talent structure problem.In the introduction of the first chapter,the research background,research significance,research ideas and methods of the thesis are introduced.In the second chapter,the related research theories at home and abroad are explained,and the concept of talent structure,management objectives,competency model and Elements.These research results lay a theoretical foundation for the subsequent development of more targeted analysis.The third chapter makes a detailed analysis of the status quo of H real estate company’s talent structure,and uses SWOT analysis method to further reveal H’s current internal strengths and weaknesses,future external opportunities and threats.The fourth chapter mainly discusses the problems found in the third chapter and finds out the causes of the problems.The fifth chapter proposes the optimization proposal of the talent structure from the outside to the inside under the guidance of the elements of the competency model.This paper uses the literature review method,case analysis method,chart method,skill list method,questionnaire method,internal interview method and observation method in the process of collecting relevant information on talent structure optimization of H real estate company and researching the status quo and problems of talent structure.To sort out the analytical data,and then make reasonable suggestions for the optimization of talent structure of H Real Estate Company,so as to achieve the goal of matching people,maximizing talent value and improving corporate performance.
