| Young college graduates have a rigid demand for housing,but as the"sandwich layer"of the city,on the one hand,they have not entered the society for a long time,and their wealth accumulation cannot bear the housing consumption pressure brought by the high housing price,on the other hand,they are free from the scope of housing security,which makes the housing problem of this group particularly prominent.A large number of young talents have brought vigor and vitality to the development of Wuhan.However,only by solving the housing problem of them can talents really stay and stay for a long time,and can the sustainable development of Wuhan be brought about.This thesis takes "post-90s" college graduates who work in Wuhan city as the research object,takes the housing condition and influencing factors of this group as the research subject,and studies the housing condition and influencing factors of this group from two aspects of the main living mode and housing demand in the next three years.A total of 583 valid questionnaires were collected through a random questionnaire survey on the target group,and the data obtained from the questionnaire were used for regression analysis by STATA14.0.(1)In the first part,this thesis wants to identify the main factors affecting the living style.Multivariate logistic regression was used to test set of the four categories of a total of 17 factors,through the empirical study found that a total of nine factors significantly influence the two choices on rent to live and buy a house live,such as personal marital status,nature of census register seat,working years,job unit,whether parents funding to buy a house,move expected,’s trust in the rental market,view of"to have room to have home",and the average monthly income.Specifically,graduates who are married,have a permanent residence in Wuhan,have a long working life,work in a state-owned unit,have their parents’assistance in buying a house,and agree that"only with a house can there be a home"are more likely to buy a house with their own property rights rather than rent a house.Graduates working in state-owned units are more likely to live in company dormitories,while those with higher incomes and housing accumulation funds or housing subsidies are more likely to choose better living conditions in the market,and the possibility of living in company dormitories is reduced.Wuhan residents and graduates who are only children prefer to live with their parents rather than rent.In particular,it is worth noting that relocation is expected to have a significant negative impact on the three living modes other than renting,and the housing provident fund or subsidies do not stimulate the housing purchase demand of the "post-90s"who have just graduated from school.The second layer(2)In the second part,this thesis wants to identify the main factors affecting the willingness to purchase a house in the next three years.Binary logistic regression was used to test set of the influence factors of four types of a total of 19 May,through the empirical study found that gender,the way of living,move expected in nearly three years,"there is room to have home"identity and average monthly income of five factors is very significant.Specifically,men were more likely than women to buy a home over the next three years.Graduates who currently live in company dormitories,live with their parents or rent a house are more likely to buy a house in the next three years.Graduates who are expected to move from their current place of residence in the past three years are more likely to buy houses in the future,which also indicates that over time,young graduates have a tendency to improve their housing conditions and to own houses with individual property rights.The higher the average monthly income is,the more likely it is to buy a house in the future.In addition to the above significant factors,several non-significant factors also need to be noted.At present,the satisfaction of living conditions has no significant impact on the demand for house purchase in the regression,but it can be found through descriptive statistics that there is indeed a negative impact.Age factor was significant when individual factor and family factor were regression alone,but not significant when regression was combined with all variables,indicating that the willingness to buy a house may be stronger with age.Combined with the above empirical analysis results,this paper puts forward the following suggestions for improving the housing situation of university graduates in Wuhan.Firstly,improving the housing supply security system,and actively promoting the development of the rental market.Secondly,paying attention to the needs of small house with low total price and timely optimizing the product structure of housing enterprises.Thirdly,exploring the use of housing provident fund to match the needs of young graduates.Fourthly,encouraging the young graduates to set up the rational expenditure conception and gradient consumption to make the housing choice. |
