Since the Monetization of Housing Distribution in 1998,China's real estate market has been gradually established,and has experienced three stages of steady development,rapid expansion and rational development.Both in the golden age and silver age of the real estate market development,housing problem has always been a focus of attention.What's more,with the popularization of family planning policy,the change of age structure dually characterized as low birthrate and aging.Meanwhile,the transformation of economic and society also leads to a change of social structure and spatial structure to a certain extent.The magnitude of the population,especially its demographic changes,has a profound impact on housing demand due because the population is the subject of housing demand.In the context of the current demographic transition,how to adjust the real estate market so as to coincide with the development of the times and give full play in serving people is of great importance.Therefore,based on the great changes of population structure in China in recent years,the paper discusses the housing demand based on the population structure,analyzes the influence mechanism of demographic structure on housing demand,studies the impact of demographic structure on housing demand empirical,and focuses on the analysis of the differences between the different regions.The paper firstly introduces some related theories and expounds the domestic and foreign research on the impact of population structure on housing demand.Secondly,the main factors that affect the housing demand,the impact mechanism of population structure on housing demand have been analyzed.Thirdly,the change of demographic structure and housing market in China have been outlined and the differences between eastern,central and western regions are analyzed.Then,the theoretical assumptions have been proposed and the Housing demand theory model has been established based on theoretical analysis.In the paper,the panel data of 31 provinces in China from 2004 to 2015 has been used as samples to analyze the impact of demographic structure on housing demand,and special stress has been given to the differences between the different regions.The research reached the following conclusions:elderly dependency ratio,average educational level,proportion of urban population,income level of residents and newly started residential area have significant positive impacts on housing demand,and children's dependency ratio has a negative impact on housing demand,but the inhibitory effece of housing price on housing demand is not obvious.There are regional differences in the impact of demographic structure on housing demand,the higher the level of economic and social development is,the more obvious the demographic structure of the region on the impact of housing demand will be.In the significant demographic structure variables,children's dependency ratio,elderly dependency ratio,average educational level,proportion of urban population have obvious impacts on housing demand in the east.Children's dependency ratio,elderly dependency ratio,proportion of urban population have obvious impact on housing demand in central China.However,in western China,there is only children's dependency ratio has an impact on housing demand.In the end,according to the foregoing conclusions and combined with the characteristics of China's population structure,the paper puts forward some relevant recommendations to promote the rational development of the real estate.
