In these years,house prices are soaring in Nanchang,and its growth rate is obviously beyond that of the local per capita disposable income(PCDI).In the meantime,university talents in Nanchang are introduced increasingly,which enlargedhouse problem in universities.This study aims to show housing status and problem to the talents(mainly young and middle-aged talents)of universities through the way of questionnaire,as well as to seek some feasible policies for the problems.We designed 48questions in questionnaire,including personal basic situation,economic housing conditions,housing needs and expectations,and we use Liker Scale to measure the possibility of departure of talents under the pressure of housing problems.We used chi-squared analysis to display the properties,categories and their percentage,and compared the difference among category of age,seniority,educational background,titles in cross analysis.Results are as follows:(1)Generally,the living standard is still kept in a low level for the young and middle-aged people of university,since with weak economic base and low accumulation of wealth,especially for the new teachers having intermediate title.To be mentioned,even those having master or doctoral educational background were in a poor economic foundation.(2)the current housing situation was showed as:it was gave priority to commercial housing but less school housing;the average housing area was about 95 m~2,and there was still a quite part of talents living just in the house with just one room;housing condition for the talents was influenced significantly by their age,time-length of service etc.Talents with the middle length owned their houses in a high rate,and vice versa for those with short or long time-length.But who holding the higher title,he or she would be in a higher rate for the housing ownership.(3)Most talents(>82%),under the age of 35,expected remarkably to improve the housing conditions,especially those with short length of service.As a matter of fact,the investigation of the middle-aged and young teachers are show a strong will to improve housing condition,whether it is in the early,intermediate title(>75.4%)or senior title(nearly 60%).Overall,the expected area was 125.55±22.36m~2 in average,and it was gived priority for multi-layer residential housing with elevators,having three or four bedrooms.However,most talents tended to live in or near their universities,the working places,which means that welfare housing policy could be welcomed by them.(4)the gap between the present situation and expectations was big,and then housing problems lied in:the unbalance between housing demand and supply;it was not satisfied to the housing supply of universities;it is inconvient for off-campus housing talents who called for the welfare housing policy;the worst housing condition for the young talents because of the poor economic capacity and so on.Survey data showed that the housing problem,pressure and effective solution or not significantly affected the stability of the talent team of university because of the potential of job changes.(5)housing problems were mainly produced by:the unreasonable expectation of housing condition;the notion of self-owned housing;the high housing price as well as the poor capability of house purchase;the change plans of house purchas;the weak housing policy of university as well as the limited implementation;the effects of the length of service,title etc.and the comparing mentality in people.(6)to solve housing problems,either teacher individuals or the universities and the government should bear their duties.Such as changing the misperceptions related with housing(such as disregarding the rent,pursuing a one-off accomplishment in housing etc.);Universities should supply more shifting houses or available house in rent and establish a practical housing allocation scheme based on the truth and reasonable scale.At the same time,they should take full advantage of the policy of housing subsidies,accumulation fund,talent introduction and so on.Last but not the least,the local government should play a role of intervention to help solve the housing problems in universities.In the future,to deal with housing problems and their changes,the construction of housing protection system should be established by universities themselves,and take full advantage of the policy of housing subsidies and other protection measures for housing problems.
