Commercial cemeteries are special land that provides urban residents with paid sevices for the storage of ashes or burial of corpse.With the development of urbanization and the aging of the population has become more and more serious,the resources of commercial cemeteries are increasingly scarce and the issue of the price of commercial cemeteries has received wide attention.At present,the measurement of the price of commercial cemeteries is mostly based on the subjective experience of appraisers,and the traditional evaluation method such as market comparison method are uesd for qualitative research.This approach is too arbitrary,leading to confusion and difficulty in managing the market price of commercial cemeteries.It is important to establish a standard for calculating the price of commercial cemeteries.This would allow consumers to calculate their own prices,reduce information asymmetry in the market for buying and selling,and help the government regulate the market for sprcial land.Hedonic model is a model for commodity prices based on the utility obtained buy consumers,is widely used for measuring real estate prices and its influencing factors.On the basis of summarizing and analyzing the relevant research progress at home and abroad,this paper taking the commercial cemetery market in changsha city as an example,has run a Hedonic model to estimate the price of the commercial cemetery,so as to further verify the applicability of the Hedonic model in the commercial cemetery market.The main conclusions of this study are as follows:Firstly,on the basis of the literature at home and abroad,this thesis presents the theory and development of the Hedonic model and summarizes the current research situation in the application of the model.The research on the Hedonic model in China mainly focuses on measuring the prices of real estate,cars,rice and coal.By studying the formation mechanism and influencing factors of the price of commercial cemeteries,this thesis analyzes that there are many similarities between the market of commercial cemeteries and the housing market,and that themarket of commercial cemeteries conforms to the theoretical basis and hypothesis of the Hedonic model,thus further proving that the Hedonic model can be used for measuring the price of commercial cemeteries.Secondly,on the basis of the questionnaire survey,this thesis uses the delphi method to select appropriate characteristic variables.Using the method of simple random sampling,this study selected 90 cemeteries for sale in Changsha city as samples,and then investigated the characteristic attributes of each cemetery for sale and quantified the selected characteristic variables according to the unified standard.By using SPSS17.0 software to fit the quantified data,this thesis constructs the linear model,logarithmic model and semi-logarithmic model of the commercial cemetery in Changsha city,and conducts significance test,variance test and linearity test for the three models.By comparing the test results of the three models,we can know that their parameters meet the requirements.Finally,the best-fitting semi-log model is selected as the Hedonic model for the commercial cemetery in Changsha.Finally,the constructed Hedonic model of the commercial cemetery in Changsha is applied in the measurement of specific cases,and the actual transaction price is compared with the price is compared with the price measured by the traditional evaluation method and the constructed model respectively.The results indicate that the Hedonic model is more suitable for the measurement of the price of commercial cemeteries.
