In recent years,the aging of China's population has become increasingly prominent,"pension" has become an important thing which influences family happiness and social livelihood of the "state",and the needs of the elderly increasingly diverse and refined pension.In this context,pension real estate has gradually become an important means to solve the problem of pension under the new situation.The old-age care real estate market has a huge development potential,but people's consumption willingness is conservative and their overall payment ability is low.Combined with the endowment real estate itself closely type industry belongs to the capital,long payback period of investment is much and the existence of reason,lead to jilin endowment real estate enterprises financing ability is low,financing difficulties,financing channel is narrow,financing problems such as insufficient funds,weak financing services,financing the problem of insufficient capital of Jilin province endowment real estate fast healthy development.Because endowment real estate in our country as a whole at the exploration stage,aiming at the problems of Jilin province pension marketization of real estate project financing,research in developed countries for reference endowment real estate development and financing practice experience,innovation to build Jilin pension marketization of real estate project financing support system,in order to effectively promote the smooth progress of endowment real estate financing.The market-oriented financing support system for old-age care real estate projects constructed in this paper includes three parts: the fund supply system,the social security system and the financing service system.The study believes that Jilin province should explore and innovate ABS financing mode,PPP financing mode,REITs financing mode and the fourth party guarantee financing mode to raise funds.The whole financing service system serves the market-oriented financing of old-age care real estate projects,including government financing service,market financing service and innovative financing service.It plays a role of bond,guiding the capital supply and supervising the financing fund at the same time.The social security system includes government guarantee,market guarantee and human resource guarantee,and occupies the core position.Without the double guarantee of policy and market,the financing problem of old-age care real estate industry will not be solved.On the basis of building a market-oriented financing support system for old-age care real estate projects,this paper further studies the benign and sustainable development of old-age care real estate in Jilin province and even the whole country from the perspective of stakeholders of old-age care real estate such as the government,old-age care real estate enterprises,financial institutions and the public.The research believes that the top-level policy design should be adhered to,and the government should formulate relevant policies to regulate the tone of qualitative old-age care real estate development.Old-age care real estate enterprises explore innovative financing modes and financing channels,and formulate financing strategies to determine the development route of old-age care real estate;Cultivate the investment confidence and purchasing ability of the public pension real estate,and stabilize the market demand foundation of pension real estate;Establish and improve the credit evaluation system to reduce the investment and financing risks of old-age care real estate;Cultivate compound financial talents,provide full line financing services,and facilitate the smooth financing of old-age care real estate.
