Research On Government Regulation And Countermeasures In Commercial Real Estate Development In Shenyang

With the continuous development of the social and economic level,people’s quality of life was constantly improving,and there was more and more demand for material.Under this trend,the development of commercial real estate has an unprecedented opportunity.In the current development and management of commercial real estate,what role should the government assume,whether the government should be properly managed,and which problems should be studied.We took Shenyang commercial real estate as the research object and studied the problems and causes of government management in the development of commercial real estate in Shenyang,and put forward some countermeasures.With the literature material method and interview survey method,we studied the four aspects,the first was government regulation related concepts and theoretical basis of the development of commercial real estate,followed by government regulation of Shenyang commercial real estate development present situation,existing problems and the reasons for development,and then the government regulation at home and abroad commercial real estate development experience for reference,the final regulation of Shenyang commercial real estate development countermeasures for the government.The research showed that the development of commercial real estate in Shenyang has some problems in the early,middle and later stages.The reason was that government policy was given priority to with national overall environment,government regulation of land use overall planning of relevant policies and imperfect government regulation weakens the market gradually became the main body of land price adjustment.Therefore,we need to improve the government’s early management of commercial real estate development,to promote the medium-term regulation of commercial real estate development,and to strengthen government supervision over the development of commercial real estate.The countermeasures included gradually refining the government’s management policies on commercial real estate and promoting the decision-making of local governments.The improvement of land policy and coordination with other policies to strengthen the execution of land planning;Government departments have tightened their policies to improve the tax system for commercial real estate.The innovation of the thesis was the study of government management of Shenyang commercial real estate development early,middle and late three stages and in different stages of problem finding and analysis,the research conclusion was targeted and periodically,and operability,can regulate commercial real estate development policy to provide reference for other provinces.
