Research On The Construction Of Un-gated Community Under The Perspective Of Stakeholder Analysis

With the acceleration of urbanization in China,urban diseases in China have become more and more serious.This problem has largely come from the construction of large-scale gated communities in China.To solve these problems,the Party Central Committee and the State Council have advocated the promotion of new residential developments block,building Un-gated community.Therefore,it is great significance to analyze the necessity of Un-gated community construction and how to promote the construction of Un-gated communities.The direct driving force of building an Un-gated community is the government.The stakeholders in the residential housing market are mainly governments,developers,and consumers.The actions of any of them will affect the development of housing in the neighborhood and affect the construction of Un-gated communities.This paper demonstrates the necessity of Un-gated community construction from the perspective of stakeholders,points out the problems and causes of Un-gated community construction,analyzes the market behavior of stakeholders,and learns from the developed countries to build Un-gated communities.Based on experience,we come up with suggestions for building an Un-gated community based on government perspectives.Each part includes:The first chapter discusses the research background and the significance of the research,reviews the domestic and foreign research,defines the concept,and introduces the relevant theoretical basis.The second chapter elaborates the necessity of building an Un-gated community.From the construction process,it introduces the history of China's community construction,analyzes the disadvantages of gated communities and the advantages of Un-gated communities,and the feasibility of building an Un-gated community in China.The third chapter puts forward the status quo,problems and causes of Un-gated community construction.It points out that the reasons include cognitive reasons,legal and regulatory reasons,planning and design reasons and cost compensation reasons.The fourth chapter uses game theory from the perspective of stakeholders to analyze the housing market in the neighborhood,discusses the balanced interests among stakeholders and the conditions and conclusions for achieving multiple wins.The fifth chapter analyzes the way of Un-gated community construction in foreign countries and draws on relevant experience from abroad.Sixth chapter proposes countermeasures and suggestions to solve the constraints of Un-gated community construction from the perspective of stakeholder's analysis based on game analysis and experience.The conclusions drawn from this paper are:(1)The construction of Un-gated communities is necessary;(2)There are few projects in Un-gated community construction,unbalanced regional development,and imperfect evaluation systems.There are four reasons for the problems,Including cognitive reasons,legal and regulatory reasons,planning and design reasons,and cost compensation reasons.(3)The government must solve the constraints in the construction of Un-gated communities by strengthening the awareness of developers and consumers,improving laws and regulations,improving planning and design,and carrying out cost compensation.
