Recently, the state and local governments issued a series of policies to promot the development of prefabricated residential buildings, which got the staged achievements. However, many quality problems have been exposed with the rapid development, such as the component mounting accuracy and node joint reliability. Moreover, design work shows the top importance in the quality of prefabricated residential building and plays a decisive role in achieving the life-cycle goals of the project. At present, the design generally lacks the concept of life-cycle.Therefore,this study starts from the connotation of the design of prefabricated residential buildings, introduces the lifecycle concept into design work, formulates the life-cycle design criteria, identifies the key design elements and their obstacles, and proposes the corresponding strategies, aiming to provide guidance for the design of prefabricated residential buildings. This paper firstly analyzed the connotation of design of the prefabricated residential building, analyzing three chracteristics: modularization,high-level of integration, and the progressive interdependence of production and construction.Combined the traditional design criteria with the characteristics of prefabricated residential buildings,11 criterions of the life-cycle design were proposed: producible design, transportable design, assemble design, constructible design, collaborative design, reliable and safety design, humanizational design, maintainable design, space adaptable and flexible design,environmental-frendliy design, and life-cycle cost optimized design. After that, according to the related standards and norms from the nation, industry, provinces, municipalities and autonomous regions, the key elements of the life-cycle design were identified and analyzed, including 39 first-level indicators,64 second-level indicators and 15 third-level indicators. Then, using the Q method,it was concluded that there are four main obstacles affecting the realization of these key elements of design: the insufficient industrial design ability, the gap and poor applicability of the standard, the lack of industrial chain and collaborative design mechanism, and the incomplete of the general residential system.Based on the analysis of the obstacles, relevant solutions were proposed. Finally, the key elements and obstacales were used on the evaluation of design of a real project to verify the rationality and accuracy of the key elements and obstacle analysis by comparing the results of the case analysis with the reality. The theoretical value of this paper is to formulate the life-cycle design criteria of prefabricated residential buildings,to identify the key elements of design and analyze their connotation and achieve the obstacle analysis. The research enriches the theoretical design system of prefabricated residential buildings. The practical value lies in the formation of the life-cycle design guide of the prefabricated concrete residential building, which provides specific guidance for the design work of prefabricated residential buildings to improve the design quality and standardize the design work.
