A Study On Function Optimization And Effective Property Improvement Of Existing Dwellings In Guanzhong Area

With the development of urban-rural integration and urbanization in recent decades,the transformation of residential buildings in guanzhong area has seen a large number of "self-built houses" with low-rise brick and concrete structures.Due to the advantages of simple construction,economy and firmness,this form of residential buildings has been promoted rapidly,and now accounts for more than 80% of the total number of residential buildings in guanzhong.It has become the most extensive form of existing residential buildings in guanzhong and the main object of this paper.In the process of rapid urbanization,a large number of rural population has been transferred to cities,and a large number of existing rural residential buildings remain idle all year round or for most of the year.However,due to the large number of such residential buildings,and bearing the housing needs of farmers who are away from home during busy seasons and reunion holidays,they cannot be demolished in large quantities,and the huge waste of resources and energy caused by blind demolition and repeated construction should also be avoided.However,with the change of production and lifestyle and the progress of architectural technology,a large number of disorderly constructions of such existing residential buildings have exposed many problems such as single functional space,rough construction and similar appearance.In the existing researches,the existing residential buildings in guanzhong are taken as the research objects,and less attention is paid to their function and performance optimization.Therefore,the systematic research on the functional optimization and performance improvement technology of existing residential buildings in guanzhong has become an urgent problem to be solved.Aiming at the existing residential buildings in guanzhong area,this paper reviews their development history and current characteristics,sorts out current problems through investigation and analysis,analyzes the root causes of conflicts between the existing residential buildings in guanzhong area and the changes in population structure,production and lifestyle,and construction objectives,and proposes new development strategies.From the change of the main functional requirements of the existing residential buildings in guanzhong,this paper summarizes the key points of the current functional utilization,and puts forward the optimization and reconstruction schemes of concentrated and efficient functional units of the old people's houses,functional optimization of single buildings,spatial environment optimization of courtyards and front rooms,and improvement of backward living Settings.From the functional analysis,the key functional space which is frequently used in the existing residential buildings can be distinguished as the target object of building performance improvement,so as to realize the adaptation between performance improvement technology and key functional requirements.Aiming at improving the performance of key functional Spaces,the performance of existing residential buildings is improved from the aspects of structural safety performance,energy structure and utilization rate,residential comfort and cultural performance.Combined with the traditional architectural wisdom and the current development of architectural technology,appropriate,economical and effective optimization design techniques and methods are summarized to realize the functional optimization and performance improvement of existing residential buildings in guanzhong.Finally,the design method and its practicability and effectiveness are verified through the practice of optimizing and transforming the typical residential houses in guanzhong.The whole paper summarizes the characteristics,current problems and optimization of existing residential buildings in guanzhong,puts forward the key points,and summarizes the design methods of functional optimization and performance improvement,and presents the design results.In order to provide new ideas,strategies and methods for solving the problems of function and performance of existing residential buildings in guanzhong.
