Assessment And Research On Investment Risk Of Residential Plaza Project

In recent years,with the rapid developmet of the real estate industry,people are growing concern about pursuing the quality of life and their requirement on home furnishings becomes higher and higher,which has promoted the upgrading of the traditional residential building materials market,and led to the investment and development boom of the residential square project.Residential plaza is not only the downstream industry of real estate,but also a commercial real estate industry,but not affected by control policies of the real estate.Residential plaza projects have large investment,large construction scale,long investment cycle and poor cash ability.There are huge risks hidden in the investment process.Blind investment is easy to cause economic losses for investors.Guided by the theory of project investment risk management,this paper studies the assessment method of investment risk of the residential plaza project.First of all,it has identified the risk factors of investment in four stages,such as land acquisition,project planning,construction and implementation,investment and operation in the investment process of the residential plaza project,and identified 17 risk indicators from five perspectives such as investment encironment risk,market risk,development and construction risk,management risk and other risks,and built the index system of investment risk assessment for the residential plaza project.Then,based on the index system of investment risk assessment of residential plaza project,it has applied gray system theory and analytic hierarchy process,and built gray comprehensive assessment model to determine the method of calculating comprehensive assessment index.Finally,through the assessment of investment risk of Changxing Window Residential Plaza,the application of gray comprehensive assessment method is illustrated,and the risk grade of the project is obtained.Thus,it clearly illustrates the practicability of gray comprehensive assessment method for investment risk of Changxing Window Residential Plaza.
