The prefabricated house is the main form of the prefabricated buildings in China's construction market.it is the next development trend of the construction market because of it has the advantages like the less on-site labor and faster construction speed.However,there are many problems with the development of prefabricated houses.such as the lack of the subjective motivation,the industry chain is unsound,the most common and most influential problems is the enterprises don't have the awareness to control the risk of the construction stage of prefabricated houses Due to the lack of risk management in the construction stage,safety and quality problems occur frequently,the construction costs increase further which breaks the enthusiasm of construction enterprises to develop prefabricated houses,hinders the development of prefabricated industry.The construction enterprises are urgent to improve the risk management level of prefabricated houses during construction,and master the key points of risk control and risk response measures.In order to study the risk management problems of prefabricated houses during the construction phase further,this paper takes the ZJCH project as the specific research object to study the risks and risk responses at the construction stage from the perspective of a prefabricated residential construction enterprise.this paper has the aim to solve the risk problems of ZJCH project in the construction stage,and also provide effective references to the majority of similar prefabricated housing construction enterprises.This paper basing on the risk management theory adopts questionnaire research method,the WBS-RBS method,the FAHP method and so on,starts research the risk of prefabricated residential construction stage according to the three stages which are the risk identification,risk assessment and risk response.First of all,this paper introduces the relevant theoretical content of risk management for prefabricated house.points out the relevant characteristics of prefabricated houses,the sources of risk during the construction,the management process of the risk,and the commonly used methods of the risk identification,risk evaluation and risk response.Secondly,Identify risks.the chapter 3 introduces the basic situation of ZJCH project and identifies the risks in the construction of prefabricated housing.this paper proposes a list of common risks by the WBS-RBS method and the literature analysis method.Then optimizes the list of risks through questionnaires,gets the list of common risks during the construction phase of prefabricated residential projects.and check the risks list according to the actual situation of ZJCH project.Finally gets the list of risks during the construction phase of the ZJCH project.Thirdly,Evaluate risks.the chapter 4 uses the FAHP method to evaluate the risks of the ZJCH project during the construction phase.By constructing the analytic hierarchy structure,establishing the fuzzy consistency matrix and calculating weights,this paper ranks the weight of 32 risk factors and proposes the main risk control points.At last,respond to the risks.the chapter 5 proposes the countermeasures against various risk factors,provides the risk management advices for the similar construction projects.The main conclusions of this paper are drawn as follows:(1)This paper identifies 32 common risk factors in the construction stage of the prefabricated houses from the aspects of technology,safety and quality.the risk factors can reference to the similar construction projects.(2)This paper uses the FAHP method to evaluate the 32 risk factors during the construction phase.After calculating the weights and ranking,relatively important risk factors are obtained,which can provide the decision basis for the later management of the project.(3)This paper proposes the countermeasures to the 32 risk factors in the construction stage of the prefabricated houses,provides the help for the later risk management of the ZJCH project,and also provides risk management recommendations for the similar prefabricated residential construction projects.
