Study On Control Of Urban Renewal Sequence In Old City

Under the background of the new urbanization construction and the new normal of economic and social development in China,the main direction of urban development will also change to urban renewal and development and the protection of historical and cultural heritage.Urban renewal is an important research topic in the field of urban construction and urban planning in China.This paper mainly studies the timing control method of urban renewal in the old city.This paper first sorts out the background of urban renewal timing sequence research from the theoretical development to the practical level of renewal,expounds the old city renewal,the sensitivity of land renewal,urban renewal timing sequence and other concepts,and puts forward the corresponding research framework.This paper introduces the relevant contents of urban location theory,land rent theory,urban renewal theory and dynamic planning theory,and summarizes the development process of urban renewal in foreign countries and relevant studies of urban renewal in China.After obtaining the previous research results,this paper analyzes the dynamic mechanism of urban renewal from the four aspects of self-construction force,market force,government force and public force,extracts 13 important influencing factors of urban renewal time,clarifies the determination basis of urban renewal time sequence,and expounds the theoretical basis of urban renewal time sequence control.At the same time,the timing control of urban renewal is studied quantitatively through the combing of updating unit system,the construction of urban renewal timing decision index system,the determination of index weight and the application of TOPSIS model.With the hefei old city renewal practice in empirical research part as an example for empirical research,first of all to hefei old city renewal process,followed by a detailed investigation about the present situation of the old,combined with the structure,market forces,government and the public forces the influence of the four level status evaluation for each city to update the unit to shadow,use this city updating sequential control evaluation system and method of the hefei old city renewal,sequential control,the hefei old city renewal sequence is divided into five stages,provide a scientific method for the hefei old city renewal sequential control.
