The construction industry of every country drives economic growth as it serves as the foundation for other sector’s growth and as such,the need to manage projects in this sector cannot be overemphasized.However,in developing countries like Nigeria,some of these projects fail through abandonment.Construction projects abandonment in Kaduna State is alarming and it creates several negative effects on real property values,as well as,to the government(client),and the economy as a whole.Practically,the significance of the outcome of this study would guide the government on ways to implement policies that will prevent the rate of construction project abandonment,and theoretically,it would serve as a resource base to researchers interested in carrying out further research in this field subsequently.The goal of this study is to investigate the abandoned construction projects in Kaduna State Nigeria.This study utilized the quantitative research approach as a research methodology with a Likert Scale questionnaire design of 103 questionnaires and 8 structured interviews.100 questionnaires were completed and retrieved from the respondents,representing a response rate of 97%.The analysis utilized the Relative Importance Index(R.I.I.)method and the results are presented in tabular form.The findings confirm that at least 14 factors were the causes of construction projects abandonment at various stages in Kaduna State with most including payment remittance delay,lack of adequate fund allocation,political instability,inconsistency in government policies,improper project planning,and design,improper project costing,etc.Also,at least eight(8)effects on real property and its values were deduced from the study,these include;the wastages of resources,declining in property value,loss of community and neighborhoods aesthetics values,affects the total income receivable from real property,It becomes a disappointing thing to the owner and the populace.The solution to the problems of construction project abandonment at decision stages is adequate planning by the consultant for any construction project at decision stages,the state government should provide adequate Funding and there should be a provision for economic design which may be prepared by Quantity Survey,allocating reasonable finance,etc.In conclusion,it is indeed a great regret that project abandonment is a big fallacy in a country’s development like Nigeria.The ones who are affected by the issue of abandoned projects are not just contractors,but also it is a great loss to the society in general.However,it is crucial to say that abandoned projects are not profitable towards the construction industry and has negative consequences on the economy of Kaduna State and most of the losses are on the end of people in the society.Therefore,it will be a great advance for the society,industry,and country at large,if vigorous attempts are made jointly by the government to end this problem of abandoned projects in the state.
