With the gradual rise of intelligent and comprehensive buildings,the number of equipment in buildings has increased,and the structure of equipment systems has become more complicated.Traditional construction equipment operation and maintenance management mainly relies on paper materials,electronic forms to store information and personnel experience for decision-making.Its management concept and technical means are relatively single,and can no longer meet the current informationization and refined construction equipment operation and maintenance management requirements.BIM(Building Information Management)technology has been widely used and studied in the design and construction stage.Its advantages of information integration and visualization also bring new opportunities for the development of construction equipment operation and maintenance management in the operation and maintenance stage.Based on this,on the basis of analyzing and researching the current situation of construction equipment operation and maintenance management,this paper constructs and implements a BIM-based construction equipment operation and maintenance management system with improved RCM analysis as the theoretical guidance and BIM as the technical method.The main contents of this paper are as follows:(1)According to the requirements of construction equipment operation and maintenance management,the information requirements of construction equipment operation and maintenance management are determined and integrated.Based on the comprehensive use of text mining technology and grounded theory,a complete list of decision-making information for construction equipment operation and maintenance is established.And on this basis,the demand information for construction equipment operation and maintenance is integrated with database technology,which provides data source for decision-making and management of construction equipment operation and maintenance.(2)According to the characteristics of construction equipment,we proposed the fault analysis method of construction equipment,and determined the influencing factors of the importance of construction equipment.on the basis,the evaluation model of construction equipment importance based on fuzzy comprehensive evaluation method is established.According to the results of fault analysis and importance evaluation,the construction equipment is classified,and the maintenancemode decision rules of various types of equipment are respectively given.Through the application of refrigeration equipment in air conditioning system,the feasibility of the improved RCM operation and maintenance decision method is verified,which provides theoretical and method support for the design of construction equipment operation and maintenance management system.(3)Based on the above research results,the BIM-based construction equipment operation and maintenance management system is constructed.On the basis of analyzing the system data and functional requirements,this paper elaborates the design principles and overall design scheme of the system,and establishes the overall framework of the system.Combined with the actual needs of operation and maintenance management,this paper designs the main functions of the system in detail,and establishes the business processes of each functional module,which lays the foundation for the next system realization.(4)The implementation method of BIM-based construction equipment operation and maintenance management system is proposed.This paper establishes the overall system architecture based on B/S architecture,and introduces the development tools needed for system implementation.On this basis,the BIM model of construction equipment and the database of SQL Server are constructed.In addition,the prototype development and interface display of the main functional modules in the system are are carried out,and the application of system login,integrated information management,fault analysis,maintenance management and spare parts management modules are introduced in detail.The system provides a visual platform for the operation and maintenance management of construction equipment,and then achieves efficient and scientific operation and maintenance management of construction equipment.
