Analysis On Critical Successful Elements And Influencing Mechanism Of A Cooperative Real Estate Development Project

In recent years,with the advancement of China’s supply-side reform,the transformation of the mode of economic growth,and the continuous strengthening of the state’s regulation and control of the real estate market,China’s real estate market has entered a different period of development.Real estate enterprises are facing increasing difficulties in land acquisition,increasing financial pressure and increasing operational risks.In order to reduce vicious competition,alleviate financial pressure and reduce development risks,more and more real estate enterprises adopt the way of cooperative development for project operation.Due to the different management systems,organizational structure,corporate culture and focus of different enterprises,cooperative development of real estate projects is prone to inefficient decision-making,inadequate project management and control,poor communication,poor team cohesion and other issues,which makes the implementation of cooperative development of real estate projects unsatisfactory.How to control the key points in the process of project implementation and improve the probability of success of cooperative development project is very important.This paper expects to analyze the importance of key success factors by combining theory with practical cases,extract key success factors,and explore the relationship between key success factors of real estate cooperative development projects by using mathematical models.Firstly,this paper summarizes and analyses the relevant literature at home and abroad about cooperative development of real estate,and combines the characteristics of cooperative development of real estate projects and the principle of identifying elements,obtains the preliminary list of successful elements of cooperative development of real estate projects.Based on this,in view of a real estate development project,combined with expert interviews,the list of preliminary success factors is revised and improved,and finally the successful elements of cooperative development of real estate projects are obtained.Secondly,the importance of success factors of a cooperative real estate development project is investigated through questionnaires,data processing is carried out by statistical software,and statistical data are analyzed and refined to obtain the key success factors of a cooperative real estate development project.Finally,the mechanism of the key success factors is analyzed by using the interpretative structure model,and the hierarchical relationship of the key success factors is determined.Then,according to the key success factors with high impact and the current management situation of cooperative development of real estate projects in China,the countermeasures and suggestions for successful cooperative development of real estate projects are put forward from four aspects:attaching importance to the selection of cooperative objects,establishing and perfecting the organization system with complementary advantages,strengthening internal communication and coordination management,and improving project management level.
