In the current harsh real estate environment of open land bidding and limited purchase of commercial housing,the competition faced by housing enterprises is becoming more and more fierce.At the same time,with the increasing demand for environmental protection by the people,the stringent environmental protection has led to the soaring price of raw materials for housing construction,the rising cost of housing construction and security,and the overall profit space of Housing enterprises is gradually compressed.Faced with the above situation,how to control the security cost of high-rise housing industry,improve the cost competitiveness of housing enterprises,provide high-cost housing for owners,while reducing energy consumption of residential building materials production,namely carbon emissions,and improve the sense of social responsibility of development enterprises,is the primary problem that must be solved in the development process of housing enterprises.This paper chooses the highest proportion of high-rise residential market and the highest construction and security cost as the research object of cost control.Firstly,the construction and security cost of high-rise residential buildings in NC area is investigated by random sampling,and the mathematic expectation of construction and security cost of high-rise residential buildings in NC area is calculated.Then the market standard construction and security cost of high-rise residential buildings in NC area is determined,and the difference analysis model of standard construction and security cost is established.On the basis of difference analysis,this paper puts forward the methods of quota index,supplier value chain,activity-based costing,analytic hierarchy process and value engineering to analyze and solve the difference and negative contribution between actual construction and security cost and market standard construction and security cost,so as to achieve the goal of construction and security cost control.Finally,taking the actual project of HWC Project Company of MD Company as an example,this paper compares and analyses the differences between the construction and security cost of the project plan version and the construction and security cost of the market standard.According to the different types of negative contribution,it adopts quota index method,supplier value chain,activity-based costing method,analytic hierarchy process and value engineering respectively,and puts forward the corresponding solutions to the negative contribution of differences.Cost control measures,so that the first target version of the project construction and security costs decreased by 7%,comparedwith the calculation of land acquisition decreased by 1.4%,and meet the company's land acquisition stage of business objectives.
