Under the background of the rapid development of urbanization and motorization,the contradiction between the increasing traffic demands and the traffic jam in a variety of big cities in China has been intensified.A large number of cities have been hopeful about the urban railway transit,setting off a boom in urban rail transit construction.At the same time,various problems have been revealed in the construction of urban rail transit,among which the most prominent one has been the contradiction between the layout of the rail line and the land utilization.Therefore,the studies on the mutual relationship between urban rail transit line layout and land utilization are of great practical significance to the sustainable development of rail transit and land utilization.Taking the existing rail transit lines and land utilization along the routes in metropolitan interlocking regions in Beijing and Shanghai cities,the paper analyzes the change rules of land property and land area ratio along the routes and 400 m,800 m and 1200 m off the site within the range of tertiary effect field.Meanwhile,the paper proposes the guidance mode of land function layout within the range of effect field along the urban rail line,and constructs the coordination evaluation formula of the land along the urban rail transit line.Subsequently,combining the research results of the existing lines with the methods of mathematical model and comparative evaluation,the paper makes an optimization and adjustment about the land utilization in the Line 16 and along the route in Fengdong New Town.Through research,the paper argues that the mutual effect between commercial and service facility land and rail transit is extremely strong in the metropolitan interlocking region.Such kind of land shall accounts for 15%-25% of the total land of effect field along the rail line,the proportion rising with the decrease in size of effect field.The secondaryresidential land accounts for the largest area of the land along the rail lines,with a proportion at least meeting or surpassing the "Standard of Urban Land Classification and Planning Construction Land".The value should be ranged in 30%-45%,taking up a percentage increasing with the expansion of effect field.The land for public administration and public service facilities can be allocated by demand or in a flexible mixed manner along the rail transit line.Its percentage along rail transit lines is slightly higher than that of other regions,accounting for between 7% and 10%.Along the rail lines,the land types with minimal interaction with rail transit should be reduced,such as Grade-A residential land,tertiary residential land,agricultural and forestry land,idle land,village construction land,warehousing and logistics land,secondary and tertiary industrial land etc.Grade-A industrial land can be allocated in a small amount according to demand out of the 400-meter effect field.In the planning of therail transit lines of urban continuous area,we should select the area with the above land feature to construct the track layout scheme.For the rail transit stations in metropolitan interlocking regions of urban areas and the rail transit sites around the core area of city,they should be dominated by trading estate,commercial land and secondary residential land.At the edge of the central urban area,the rail transit sites gather a large proportion of secondary residential land.The urban large and medium-sized external transportation facilities,cultural,entertainment and sports facilities should be top choice for rail transit stations.
