Research On Evaluation Of Industrialized Construction Level Of Prefabricated House Based On CMM

As China's economy has entered a new normal background,relying on the resources of traditional labor intensive to promote the development of housing industry is difficult to continue.Economic development has led to the increasing requirements of residential quantity and quality.It makes China's housing industry face an unprecedented test.Traditional house which brings high energy consumption and high emission has been unable to meet the standard both in quantity and quality of residents.Compared to the traditional construction,the prefabricated house is constructed by factory production,on-site assembly and construction decoration integration,the effect in energy-saving,emission reduction,improving quality,reducing the duration and other aspects is obvious,its advantages are increasingly prominent.At present,the development of China's construction industrialization is pushing forward from a wide range of understanding and learning to the pilot project,substantive advance stage.However during the process of development,the construction industrialization is facing the problem of "government domination" and the dilemma of the slow development process.Therefore,how to evaluate the present construction industrialization development properly and set up the purpose of the construction industrialization scientifically are the questions which remain to be done quickly.This article,taking the prefabricated house as an entry point,combining with the domestic and foreign experience of the construction industrialization development and the capability maturity model as theoretical basis,establishes a evaluation system of the prefabricated house industrialized construction level,which suits for China's national conditions.It is of important practical significance in promoting China's housing industrialized construction.In this paper,firstly,the prefabricated house industrialized construction capability maturity model was built.According to the characteristics of the level of prefabricated house industrialized construction development,dimensions of the maturity model were set up,two-dimensional structure model was selected.The dimensions were respectively the capability of prefabricated house industrialized construction and the maturity level.On this basis,the maturity level was divided into five levels,named the initial level of industrialization,the started level of industrialization,the development level of industrialization,the mature level of industrialization and the upgrading level of industrialization.At the same time,the characteristics and development goals of each maturity level were described in detail.The internal structure of the maturity model mainly confirmed the key process areas and key elements whose promotion all contributed to the enhancement of the key process areas.All these would be the base of maturity levels'promoting.Secondly,based on the key elements and key process areas,a scientific and systematic evaluation index system was constructed which contained 5 primary indicators and 24 secondary indicators.To avoid the subjective misjudge which can lead to the errors during the evaluating,extension comprehensive evaluation method was used in the research,which made the result more accurate.At last,taking Shenyang Huisheng New Town 10#building as an example.through the support of a large number of research data,it is concluded that the project's construction level is at the development level of industrialization.The order of evaluation indicators of all levels were got.The results further verified the applicability and operability of the evaluation index system and the evaluation method.Based on the capability maturity model,taking the prefabricated house as an entry point,through the relevant literature and standard at home and abroad,combining with expert consultation method,the objective and scientific evaluation index system of the prefabricated house industrialized construction level is set.It makes the system become an effective tool in enhancing the housing industrialization construction capability.Also,it provides a promoting direction for the development of housing industrialization construction.At the same time,the analytic process also has a referencing meaning for other industries.
