At present,Chinese real estate investment scale is too large,house prices rise too fast,the structure of the real estate market is unreasonable,and the real estate market order is chaotic,which greatly affects the healthy and stable development of Chinese real estate economy.The balance between supply and demand in the real estate market and the control of market rules are importance for the government to make effective decisions and control the real estate market economy.Since the implementation of the unified real estate registration system in China,it has greatly promoted the standardization of registration,data storage and data management.Housing registration in real estate registration records the real estate transactions truthfolly,which is closely related to the law of the real estate market,and its value and importance are self?evident.The integration and submission of a large number of real estate registration data provides a new possibility for the discovery of real estate market rules.However,in recent years,domestic research on real estate registration data only stays at the level of data integration and database construction.The research on data itself and its intrinsic value is still in its infancy,and a large number of hidden values of real estate registration data have not been found.Starting from the dimension of time and space,this paper comprehensively considers the temporal information,spatial information and attribute information of real estate registration data.At the same time,under the guidance of theoretical methods such as data eleaning,spatio-temporal data model,data mining and spatio-temporal data mining,the spatio-temporal rule mining method of real estate registration data is studied,and the spatio-temporal cold hot spot pattern and spatio-temporal distribution rule of real estate registration data are excavated.The main contents of this paper are as follows:(1)Spatio-temporal cube model of real estate registration data extracts real estate registration data by sorting out real estate registration business and establishing table structure relationship in the registration database.The real estate registration data are cleaned,processed and geocoded to obtain the real estate registration data with reliable structure and quality.Based on the analysis of the real estate registration data characteristics and the existing spatio-temporal data model,the spatio-temporal cube model of real estate registration is constructed.(2)Research on Spatio-temporal Law Mining Method of Real Estate Registration Data.Under the guidance of spatio-temporal cube model and spatio-temporal hotspot analysis principle,a spatio-temporal hotspot analysis and spatio-temporal rule mining method for real estate registration based on spatio-temporal cube model is proposed.(3)Aiming at the determination of spatial and temporal scales in the spatial and temporal analysis of real estate registration data,based on the study of the influence of spatial and temporal scales on the analysis results of spatial and temporal hot spots,and under the guidance of the research results of scale selection in spatial analysis,combined with the principle of space-time interaction test and the theory of space-time autocorrelation,this paper proposes a method of scale determination in spatial and temporal analysis of real estate registration data.(4)Examples of real estate registration data processing,spatio-temporal rule mining and spatio-temporal analysis scale research methods proposed in this paper are validated.The real estate registration data of Gusu District of Suzhou City from 2000 to 2015 are extracted to verify the research methods proposed in this paper,and the spatial and temporal distribution law and hot spot pattern of real estate registration in the study area are analyzed.
