This year with the land prices and the development costs of the rise,and the real estate sales price affected by the government to guide the price increase less than the cost increase,the profitability of real estate development declining,in this context,real estate business investment decision Correctness and actual economic effect has been a great concern,so in addition to the need for pre-feasibility study,but also the need for real estate projects after the evaluation and analysis.Based on the research of the methodology of post-evaluation of construction project,this paper makes a comparative analysis of each method,selects the method suitable for post-evaluation of real estate project,and establishes the index system according to the method used,combined with the century real estate project Examples of analysis and evaluation.This paper first summarizes the relevant concepts,theories and methods of post-evaluation of real estate construction projects,and then establishes the index system according to these theories and methods,and then uses the selection method and index system to carry out post-evaluation analysis on the real estate projects.This article uses this example real estate project real data,on the one hand,real estate project post-evaluation index system analysis and verification;the other hand,the project summary experience,proposed to improve the project benefits of the proposal.Through the research,the main research results of this paper are as follows:(1)The size of a project’s profitability is not only objective with the city,lot and market environment where the project is located;(2)Through the above research,on the one hand,a set of methodological system and index system suitable for post-evaluation of real estate projects are established,which are related to the project management level,the implementation process,the degree of customer satisfaction and the surrounding environment impact.On the other hand for the follow-up project development to provide a valuable reference. |
