The real estate industry is relavent to our daily lives,which always calls researchers' attentions.The evolution of the real estate industry in Yangtze River Delta is fast.This article chooses Shanghai,Hangzhou,Nanjing,etc.as samples because they represent different levels of estate price in Yangtze River Delta.The first section explains the background,purposes.It also summerizes the economic development of the Yangtze River Delta.The second section investigates the facts of the thirteen cities,and draw the graph of the trend of different cities,finding that the cities can be divided into four parts:the first one--Shanghai,the second one--Wenzhou and Hangzhou,the third one--Ningbo,Nanjing,etc.,the fourth one--Nantong,Zhenjiang,etc.The third section analyzes the influence of different factors.I give the structure and theory models of how the factors work.The fourth section:finding four effective factors--population density,employment population,per capita disposable income,teaser rate on the real estate price of the fourteen cities.Using Panel Data to test on whether the standards have effects on the estate price and find out that the different standards vary as the parts of the fourteen cities changes.The conclusion is that teaser rate on the real estate price is not significantly important in the first level;employment population is the only significantly important factor in the second level;population density is not significantly important in the third level;employment population is not employment population in the fourth level.The fifth section summerizes the article and provides advices.
