Economic Evaluation Research On Project Of The Underground Mall In Shenyang City Square

With the progress of science and technology,the development of the function of cities becomes more diversification,integration and leisure,the construction of modern city shopping center receives more and more attention,and the layout and construction of business area has become one of the important contents of city planning.But with less and less space on the ground of cities,underground shopping malls,underground parking,and underground track,etc.,has gradually become the city's two-dimension space".So in the face of change of investment environment and the intensification of market competition,from perspective of reducing the investment risk and improve the utilization of funds,the economic evaluation of project is of great significance to reduce the investment risk of the project,and improve the economic benefit of project investment.In this paper,the construction project of the underground mall in Shenyang City Square was introduced,from the perspective of construction environment,commercial market,tourist market rate,maintain infrastructure and population development trend,the market demand for the project was analyzed.Based on the theories and methods of financial management and project investment,this paper analyzed and evaluated the investment payback period,net present value and internal rate of return of the underground mall construction project of Shenyang City Square.Furthermore,the macro economic benefit of the construction project was analyzed,and the influence of the construction of the project on the economic development,employment rate,tax effect and environmental improvement were analyzed.The risk of the construction project of underground mall of Shenyang Municipal Square was analyzed and evaluated in this paper.We measured the breakeven point of the project;the project sensitivity was analyzed.And according to the characteristics of the construction of the underground mall in Shenyang Municipal Government Square project,we designed the variation amplitude of the project investment and project construction cost.And by the analyzed of the effect of return on the investment,we analyzed the risk resistance capacity of the project.According to the characteristics of the project,the evaluation index system and Fuzzy AHP evaluation model was constructed,and we applied them to the actual evaluation.On the basis of these,the paper put forward of some suggestions on the investment decision of the project.
