Since the reform and opening up,China has experienced a continuous outward expansion in urban growth,making the city in the rapid development and also bring more serious "urban disease" trouble.At present,China's urbanization rate has exceeded 50%,urbanization rate gradually slowed down.Government have proposed the delimitation of urban growth boundary requirements,urban development is being transformed from incremental development to stock optimization,and urban planning is also being transformed from incremental planning to inventory planning.Limited land resources began to meet the needs of urban economic development and construction,especially in the old city,where land resources are increasingly scarce.Therefore,it is an important subject in the study of urban planning to scientifically and rationally determine the development intensity of stock optimization land.Therefore,this paper attempts to explore a comprehensive analysis to determine the intensity of land development based on the multi-factor perspective,aim to use the comprehensive multi-factor and combining qualitative and quantitative canalysis to make the indicators for determination more scientific and reasonable.So as to provide some reference for the determination of Land development intensity index in the old city with complex and contradictory problems.First of all,on the basis of combing and summarizing the research on the intensity of land development both in China and abroad,this paper makes a reflection on the reconstruction of the old city under the background of inventory planning,and puts forward a multi-factor research perspective through the analysis of the basic development method.Then,based on the principle of dominance and difference,I use the Delphi method which combined the literature collation with induction method.According to the data of the questionnaire,the factors are selected,classified and analyzed.The multi-factor research system is constructed and the methods of determining the intensity of land development under the multi-factor perspective are provided.Secondly,this paper will elaborate the two steps to determine the method under the multi-factor perspective.The first step is the traffic capacity analysis for the land based on the study of factors for analysis,physical simulation analysis for the land based on urban design elements and economic analysis for the determination of Land development intensity limit range.In the second step,this paper select the reference land which Land development intensity is relatively reasonable,then quantify the similarity deterministic attribute of the reference block and the study plot,and establish the similarity judgment factor database.Under the limit of land development intensity limit range,the land development intensity can be determined by using the principle of similar plots.At last,the author makes an empirical study on the planned planning of the main city of Xuanwu Old City,which is the main urban area in Nanjing,and explores the practice of determining land development intensity in multi-factor perspective.
