With the development of social economy,building in area is developing,many scholars at home and abroad research on building and business district in different angles.In recent years,the accumulation of the binhai new area in a large number of industrial enterprises,the development center of gravity on the industrial,makes emphasis on building economic degree is not high.Center business district(CBD)as the core of binhai new area,xiangluowan business district is the begain of CBD,the area has the building,but the enterprises in the area of occupancy rate is still low,not a lot of high quality enterprise,how to promote the development of regional economy?Therefore,in order to develop the region,the occupancy rate of regional buildings should be improved.To solve above problems,according to the factors affecting customer in building quality,cost and designed to quantify multiple indexes such as the formation of scale,As the office and business impact on customer choice is different,so the office and business design scoring table,in office section scores the 21 items in the region which has been put into use,The business section rates 23 business projects in commercial projects,including 21 projects and underground commercial streets.According to the result of grade of building sorting,and clustering analysis,according to the clustering results can be seen,the similar condition or smaller developer's strengthis the main factor affecting the clustering.Then as to work out the factor analysis,analysis of the important factors that affect customer come,according to the result of factor analysis can see,location factor and developer's background are the important factors that affect the customers to choose,the service level of property and building quality is not the main factors influencing the customer in but for the customer to choose also played an important role.According to above analysis it is concluded that the influence of the customer in the important factors,This paper gives the corresponding countermeasures to improve the occupancy rate of regional buildings.
