Since entering the new normal,China's economy has maintained a long-term good development trend.However,due to a series of structural contradictions,China's economy still has a certain downward pressure,the risk of a variety of potential hazards can not be underestimated.In order to maintain economic stability and sustainable development,the Party Central Committee proposed the supply side of the reform,which is one of the specific embodiment of China's real estate to solve the problem of inventory.The main objectives of this paper are two,first of all,through the classification of the status quo of the different types of urban real estate inventory,to get an accurate understanding of the status quo of the real estate inventory.Second,this paper analyzes the different types of urban real estate inventory heterogeneity and its influencing factors,and then obtains the corresponding real estate to the inventory problem solving method.This article uses the literature research method,the theoretical analysis method and the empirical analysis method to carry on the research.In the empirical analysis,using panel data in China from 2003 to 2014 35 large and medium-sized city as an example,through cluster analysis,quantifies the different levels of the city,and then analyzes the factors that affect the different levels of the city real estate inventory,prices and the level of urbanization and the two most significant factors as explanatory variables.In the real estate stocks as explanatory variables,using unit root test,cointegration test,based on the Grainger causality test error correction model and fixed effect model based on Houseman test,draw the corresponding conclusion.This paper includes the following five chapters.The first chapter introduces the background and significance of the topic,literature review,research objectives,research content,research methods,and summarizes the innovations and difficulties of this paper.The second chapter describes the supply side of the reform and urbanization related theoretical knowledge.The third chapter analyzes the heterogeneity of different types of city real estate inventory,including the use of the temporal and spatial evolution analysis,inventory digestion analysis,according to the chart,the correct understanding of the different types of city of our country real estate heterogeneity that.The fourth chapter is the price and the level of urbanization and the main influencing factors analysis of different types of city real estate inventory.The fifth chapter is the empirical test of sum up the following four conclusions are:(1)the price of real estate in China and the city has impact on the rate of real estate inventory;(2)the price of the real estate stock influence depends on the scale of the city;(3)the rate of Urbanization Impact on real estate the inventory depends on the scale of the city;(4)the price of real estate and the rate of urbanization effect on real estate stock differences,and puts forward relevant policy suggestions.The innovation point of this paper is two,which is the first to analyze the interaction effect between the real estate stock and the price and the level of urbanization by the theory of supply side reform.Secondly,cluster analysis of panel data is based on the size of city.The deficiency lies in the difficulty of data collection,this paper only selects the years of 2003-2014,and 35 large and medium cities panel data research,the scope and accuracy of the study are to be further excavated.
