| As the basis of the urbanization system and the supply side of the real estate market,the supply of construction land is a good policy tool for local governments to carry out macro regulation and control.The current research mainly focus on the construction of land supply on the real estate market.However,there are fewer research aiming at the urbanization effect of construction land supply.Based on investigation and analysis of current situation of urbanization and the urbanization efficiency,this paper takes the 287 cities as the research object and put forward a hypothesis of the "conventional" and "unconventional" modes of urbanization among cities in China,which arise from living mode of fluid population.Setting the proportion of floating population as a variable,this paper establishes the regression model between the supply of construction land and the flow of population,the level of housing price and the level of wages.According to 2006-2014 panel data of each city,this paper proved the rationality of the model hypothesis and provided optimization suggestions for the supply of construction land in cities of Jiangsu province based on urbanization effect of construction land supply.The conclusions of this paper are as follows:(1)The efficiency of urbanization and the urbanization level of the relative size can be used for the scale of the cities land resources allocation.Higher priority should be given to cities which has low level of urbanization but high efficiency in urban construction land supply,while lower priority should be given to those with high level of urbanization but lower efficiency.(2)When the proportion of the floating population in the city is lower than 27.36%,city urbanization is identified as the conventional mode.At that time,increasing industrial proportion,reducing residential land proportion will lead to the decreasing rate of population,the increasing rate of wages,the higher level of housing price.However,when the proportion of floating population in the city is higher than 27.36%,urbanization can be defined as the unconventional mode.At that time,increasing industrial land proportion and reducing residential land proportion will result in the rapid population growth,slow pace of wage increase and higher housing price.(3)Take Jiangsu province as an example,more construction land should be allocated to Yangzhou,Taizhou.By contrast,Nantong and Wuxi should be given fewer construction land.In addition,the optimization methods of the conventional mode is suitable to Xuzhou,Nantong,Lianyungang,Huaian,Yancheng,Yangzhou,Taizhou,Suqian and the optimization methods of the unconventional mode is fit to Nanjing,Wuxi,Suzhou,Changzhou,Zhenjiang.The innovation of this paper is reflected by theoretical assumption which conform the urbanization reality,while the basic hypothesis in most existing research is that all floating population live in the commercial housing.This paper classify urbanization mode into conventional mode and unconventional mode in according to the difference of urbanization caused by floating population’s living modes.This paper also reveals the different effects of local governmental construction land supply on population,wage and housing price in different urbanization patterns. |
