The issues of farmers,agriculture and rural areas have always been an important issue to the China economic system reform,increasing farmers' income is the core the those issues,property income is the weak point of farmers' income.Because residence land and contract land are the major reliance capitals,increasing farmers' land property income is extremely urgent.This research takes Dunhuang as a sample,use literature reviews and economic thesis,build the theoretical system of farmers' land property income,perform field surveys to make an empirical measurement of the system.Analyze the influencing factors of farmers' land property income by the method of multinomial logistic regression.Discuss the farmers' will of having land property income with 2 case reviews.At lastpropose the policy advices.The main conclusions include:?Farmers' land property income means the non-productive income happens during the property rights occupancy transfer.Farmers' land property income has fourfeatures as reliance,diversity,measuring complexity,uncertaintyand four importantfunctions..?Farmers' land property income happens in 3 situations,the policy-reliance,the agricultural land transfer,residence land transfer.Policy reliance means land compensation and agricultural subsidies,agricultural land transfer happens mainly in the suburbs and cultivation-suitable land,residence land transfer is to save life expenses or improve life quality.?Cultivation land has 13 significant factors,the highest significance goes to the distance between land and main streets,gender and county agricultural skill circumstance are not significant,the influence from age stays unknown.Residence land income has 11 factors,the highest significance goes to house area and land expropriation,gender is not significant,the influence of age stays unknown.?According to push and pull theory,push factors include household income increase,policy support,real estates idle,steady non-agricultural income,city-living,etc?pull factors include instant and whole income,life quality,unwilling of losing succession land,employments,life insurance,etc.Only when push profits are over the pull profits,are the farmers willing to have land property income.?Advice proposal: improve land property rights system and land market,policy guidance,region balance system,social service system.
