| The national residential evaluation results for customers’ satisfaction show that residential quality is not optimistic and even far from the customer’s satisfaction.Especially to deserve to be mentioned,there has always a wide gap between the expectations and the facts,which is worse in recent years.There are two reasons.One is that to the real estate enterprises,the definition of quality has changed from meeting the design requirements to the customers’ needs.The second is that the construction period is long-time,high-cost,and the real estate companies expect to get higher benefits at a low cost.Therefore,they cannot take the residential quality into account.Facing the severe situation in the real estate market,enterprises should have a way to gather views and demands to meet customer needs,so that they can gain the customers’ trust and their own long-term interests under the limitations of costs.Aiming at the above question,the paper establishes residential quality-cost optimization model based on quality function.First,definition the residential quality with the QFD and the QFD model realizes the translation from customers’ requirements to residential quality in views of customers and completes the function deployment for residential quality,which means it achieves the change from qualitative to quantitative for residential quality and makes a target for the real estate project.Then,solve the cost distribution question under the limitation of cost using the optimization model.By exploring and analyzing the relationship between quality characteristics and cost,construct the residential quality-cost optimization model to find the most appropriate quality objectives and costs in the perspective of housing quality-cost optimization.In order to verify the feasibility of the model,use XX real estate project of Qingdao to make an example.Results show that the quality indicators improve significantly under the same cost;under the same level of quality costs are significantly reduced. |
