Urban rail transit(URRT)as an efficient,on time,environmental-friendly,energy saving of large capacity of urban public transportation is in a high speed developing in our country,and also occupy the important position inpublic transport.Urban rail transit(URRT)can reduce the problem of Heavy traffic,land scarcity,worse environmental pollution which every city face now.Ironically.While there are problems like shoutage of fund,opreation losses,etc hard to solve.Urban rail transit(URRT)developing huge while the real estate also in a high price and never decrease.The the urban rail transit profit taking by real estate owners.So in this study quantitativly analysis Xi’an metro line 3 influence on surrounding residential property prices,which can be as a method to get money for urban rail transit foundation and also as basis for goverment make policies.Firstly,this study summarized the present research both at home and broad.Second,this article claimed the characteristics of URRT and the usage of affected land from different theories.After that,this study analysis on how to study about URRT’s effcet level on house price.Compare the three models Travel Cost Model(TCM),Hedonic Price Model(HPM),Expenditure System Hedonic Price Model(ESHPM)advantages and practicability then choose the mode of Hedonic Price Model(HPM)as the method to study.This study choose Xi’an metro line 3 as the target to analysis after confirm the model HPM.The related data chooesd from the internet.Taking this data in the model using SPSS to take out the factors which have less influence on house price,and then continue second time analysis and test the factors with SPSS.In order to make the resault more accurate,this article divided metro line 3 into 3 part,the first part is southwest,the second is the northeast which transportation on this place are need urgently,the last is the culture central business district.Metro line 3 influence degree rank is southwest,northeast,the middle.Analysis results: Xi’an metro line 3 site distance more far away from the house,the influence more less from the space angel.The influence radius is 1200 m.This study also caculate the value influenced by Xi’an metro line 3.At last calcaulate Metro line 3 impact on sample houses value-added totaled RMB 566.7 million.
