| Most real estate development projects have features like large investment,long project cycle,and uncertainties.They are very easy to be influenced by the policy,economic and other factors;it thus is difficult to predict the future market trend.Doing project feasibility study scientifically under the guidance of theory has become an important circle of real estate development projects.The project feasibility study provides decision making basis for the real estate development enterprises,and offer information for the environmental protection and other government departments to do the social and environmental assessment.It has become a guidance document for engineering project implementation.Basing on the analysis of the current problems existing in the real estate project feasibility study,we collect the major theories of real estate project feasibility studies.Combining with the evaluation criteria of the industrial benchmarking enterprise and the local real estate market situation and developing trend,we did an in-depth feasibility study of the project B.The major research work of this paper is summarized as follows:1.The methods and theoretical basis of real estate project feasibility study.2.The evaluation system of real estate project feasibility studies and evaluationcriteria of benchmarking enterprises.3.The status quo and future trend of development of the local real estatemarket;the planning and development prospects of the area the projectlocates.4.The development and construction plans of the project,the cost and salesrevenue research and growth analysis of the project.5.The benefit sensitivity analysis project and risk analysis of the project underthe circumstances of land price changing. |
