2016 Taiyuan real estate development investment and sales of real estate are on the rise,the province's construction industry output value year on year growth from negative to positive,the new contract amount of rapid growth in construction production and operation over the same period in 2015 have greatly improved.Taiyuan real estate development investment this year completed 13.18 billion,an increase of 14.5%,growth rate from January to February 2016 increased by 3.8 percentage points.The province's commercial housing sales area and sales increased by 52.6% and 62.2%,respectively,faster than the same period in 2015 to accelerate 27.8 percentage points and 38.7 percentage points.Taiyuan real estate "to inventory" a lot of pressure,and the sales of hot and cold uneven.Taiyuan X real estate company project in the Longcheng New District,with the Fenjiu Group's development,education,business,medical support,as well as Vanke,Hengda,Poly and other first-tier real estate business settled,the overall atmosphere of life is mature,but While competition among regional projects is also increasing.This paper mainly studies the financial risk of Taiyuan X real estate company,and the financial risk is a realistic problem that enterprises must face in the process of financial management.With the initial establishment and gradual improvement of the socialist market economy,the real estate industry,as a new growth point of the national economy,has made outstanding contributions to the rapid development of China's economy.As one of the pillar industries of national economic development,the real estate industry is an important driver of GDP growth.However,the real estate industry in recent years by many factors,under the influence of various uncertainties,there is a great financial risk.Therefore,in such circumstances,the real estate business at the helm of the companies need to find out the financial risks faced by the company in order to do a good job in advance to prevent work.Therefore,how to use the scientific method of real estate enterprises exist in the financial risk of identification,analysis and evaluation becomes very practical significance.In view of this,this paper takes Taiyuan X real estate company's financial risk as an example to study.This article summarizes the outstanding scholars at home and abroad on the real estate business financial risk research results based on the study,the whole article is divided into seven chapters to discuss:The first chapter is the introduction part,mainly introduces the research background,the research purpose,the research significance,the research present situation of the domestic and foreign scholars,the research content,the research method and so on;The second chapter is the theoretical analysis of the financial risk of real estate enterprises,introduces the financial risk and related theories,the enterprise financial risk identification theory,the enterprise financial risk measurement theory and the financial risk control theory;The third chapter is based on the data analysis of Taiyuan X real estate company funds back,investment,financing,income distribution,asset management and other aspects of the existence of financial risk to identify;the fourth chapter from the internal and external causes of two aspects This paper describes the causes of the financial risk of Taiyuan X real estate company.In the fifth chapter,the Z model is used to evaluate the financial risk of Taiyuan X real estate company.In order to ensure the accuracy of the evaluation results,the F model is used to verify the risk.Six chapters from the money back,investment,financing,income distribution,asset management,internal management and other aspects of Taiyuan X real estate companies to prevent financial risks to countermeasure;Chapter VII for the summary and outlook,from the macro point of view of comprehensive evaluation.It is hoped that this article can provide some reference for the real estate enterprises similar to Taiyuan X real estate companies in assessing the financial risks of enterprises.
