| China’s real estate industry and its related industries,the construction industry,the financial sector and the life service sector have levied the original Business Tax into Value-Added Tax Since May 1,2016.Chinese government is implementing "Business Tax Replaced with VAT" to alleviate the problem of double taxation currently,which is one of the structural tax reduction strategic initiatives.The real estate industry occupies a key position in China’s national economy.The real estate tax burden is closely related to the upstream and downstream industries such as construction,finance,etc..The "Business Tax Replaced with VAT" of real estate industry is of great significance."Replacing business tax with value-added tax(VAT)",because there is a certain gap between the reality and the theory of the implementation of the policy is expected,as the actual tax burden ratio of the real estate industry,this paper chooses 40 listed real estate companies as the sample,with the listed company of the real estate development business revenue and operating costs as the basic data,constructs the model of the different real estate enterprises and different set of value-added tax system of real estate development enterprise "and replacing business tax with value-added tax(VAT)" value-added tax,land value-added tax,corporate income tax changes are simulated and analyzed respectively;the study showed that in the current real estate sales of value-added tax,income tax deductible rate is high,"replacing business tax with value-added tax(VAT)produced the tax effect is more significant;individual enterprises,operating profit of enterprises with low value-added tax decreased to a greater extent than the high rate of business profit enterprises,individual enterprises land value-added tax Negative slight rise.Finally,the paper analyzes the factors that affect the tax burden of the real estate development enterprises through case analysis,and proposes that the government should ruduce the tax burden of the real estate industry only after "Business Tax Replaced with VAT". |
