The Balance Of Interests Between Owner And Contractor In The Construction Project: A Perspective Of Building Information Modeling

At present,China's construction industry investment in new projects is decreasing,while bidding units are still many,so that the dominant owners continue to drive down the cost of the project,ultimately,the contractor has to obtain a bid at a lower price.After the signing of the contract,the contractor with its information advantage and position of professional advantage,deliberately conceal the true information on the construction site,resulting in asymmetric information,so as to promote the contractor to obtain personal interests,to take illegal acts to maximize their interests,seriously affecting the interests of the owners and contractors.Therefore,effectively alleviating the information barrier between the owner and the contractor,and solving the contradiction between the interests of both sides is an effective way to guarantee the quality of the project and the sustainable development of the construction industry.From the perspective of the owners,with the game theory as a guide,this paper analyzes the relationship between the employer and the contractor in the construction project,concluding that the game behavior of both sides belongs to the incomplete information static game,and establishes the game model of the interests of both sides.The analysis of the game results indicates: The game behavior under the condition of incomplete information is likely to cause the loss of both parties.The game behavior of complete information can not only protect the interests of both sides,but also can make the project overall efficiency highest,and finally achieve the optimal state of equilibrium.Therefore,the establishment of information sharing platform can make the information-superiority contractor's personal information transparent.It is an effective way to balance the interests of the owner and the contractor,and the building information model(BIM)technology provides an opportunity for both sides to share information.In view of this,the paper takes the actual project as an example and based on BIM technology as the information sharing tool between the owner and the contractor,then establish the interests benefit game model of both parties under the different degree of mastering information.After analysis and verification,the game behavior of the state of complete information is more in line with the optimal state interests of owners and contractors under the perspective of BIM equilibrium situation,and on this basis application of BIM technology in the management of construction projects in the implementation of the contract parties to furtherance information sharing,and ultimately achieve the optimal balance of interests of both sides of the state.Practice has proved that the strategy of fine management by BIM can effectively relief the conflict of interest between the owner and the contractor into a cooperative relationship,which to protect the owners cost lowest and contractor's maximum benefit,eventually achieve the balance of interests between the owner and the contractor.In summary,with the help of new technology and new theory to reduce the information asymmetry between the owner and the contractor and weaken the conflict of interests between the two sides in the engineering construction activities,which is in favor of promoting the cooperation between the two sides,also is guaranteed to the quality and duration of construction project,and has an important influence on China's construction industry transformation and development...
