With the full implementation of the two-child policy after the Fifth Plenary Session of the Eighteenth Central Committee of the Communist Party of China,people recognize that the demographic contradictions of our country have undergone a fundamental change.The population aging crisis has come into being,and the pension problems have been widely concerned."4+2 +1" family structure increases the family pension pressure;A large number of labor force going abroad causes empty nest old man increased;The view of supporting the old has been changed.These three main factors above make the traditional family pension function weakened,and the elderly become more dependent on social pension.However,the development of social pension service in China is seriously lagging behind.The environment of the pension agency is poor,the service content is single and it lacks of professional staff,so most of the elderly do not like it.Under this background,our country advocates a variety of pension methods to meet the needs of the aging.The old-age real estate model,which is a combination of home care and community service,has gradually caused people's attention.Qingdao has a large population base of the elderly and relatively high economic development level,and its natural condition is superior.In recent five years,there are many old-age real estates in Qingdao,making the pension market more vital.It can have a preliminary understanding on the pension planning design level and development and operation mode of Qingdao city through the research and analysis of existing projects.And then it will find out the strengths and weaknesses of every project to provide a reference for the pension industry layout direction.This article firstly defines the related concepts of the old-age real estate,and clarifies the objects and contents of the research.Secondly,it summarizes the development of theold-age real estate market at home and abroad and analyzes some representative cases.Third,it sorts out the actual research situation of the old-age real estate projects of Qingdao City.Fourthly,it sums up and analyzes the project type,project positioning,development operation mode,site selection and scale,product design,landscape environment design,service system and actual operation of the old-age real estate project from the perspective of project planning,development,design and operation.It also summarizes the characteristics of the old-age real estate in Qingdao,and puts forward that the site selection,customer orientation and scale of the project are the primary factors at the planning stage of the old-age real estate project.The product design is the basic factor of the project development and operation and the supporting service is the key factor for ongoing operation.
