An aging population and the needs of high quality of life by the elderly people to promote the research and exploration of aging real estate in China.However,due to various reasons,the development of China's pension industry is more and more difficult.Apart from some economically developed cities which enjoy very high living standards appear some successful development of aging real estate project cases,many aging real estate projects develop slowly in the hesitation.With the development of Chinese economic,the gradual increase of the cultural level of China's elderly population,the changes in the the elderly people's attitude towards Pension,the needs of rich and high quality old-age lives is huge,the aging real estate of higher quality,better living environment and facilities more complete has broad space for development in the future.So aging real estate demand especially demand willingness need to be investigated and analyzed,studying the factors that influence the resident choice for aging real estate.In Thus policy advice and reference could be provided to government departments and pension institutions,real estate developers.The article first analyzes the macro background and the significance of the development of pension real estate,then takes the domestic and foreign theoretical results as well as the practical status quo for guidance.Referring to Maslow's demand theory,consumer behavior theory and market segmentation theory,the aging real estate demand motivation and driving force are analyzed.Also the random sampling of Qingshan District of Wuhan city people over 50 years old are conducted,surveyed on living conditions and pension real estate demand and other aspects of information.The descriptive statistics on the 912 valid questionnaires obtained shows that about35.53% of the respondents are willing to choose or have chosen aging real estate.The factors,such as the lack of understanding,high cost,satisfactory with the present life,and living together with their children have become the main reasons that respondents are not willing to choose the aging real estate.Using the Logit model for quantitative analysis of the sample data,the author finds that the factors of the residential time in the existing buildings,the elderly cultural level and the economic living standards,recognition degree for aging real estate have significant effect on the pension real estate demand.
