In the context of the prosperity and development of the domestic economy,the real estate industry has become an important pillar industry of steady and healthy development of the national economy,but the real estate industry itself belongs to the highly capitalized industry,and its daily operation has a high degree of dependence on the financial market.On the current development of China's real estate industry,the financing aspects of the problem is particularly prominent.Based on the existing research,this paper aims to expand the real estate enterprise financing and enrich the current theory of real estate market financing,and use the research theory as the guidance for the current real estate enterprise financing and risk control Provide help to ensure the continuous and healthy operation of the enterprise.In this context,this paper makes an in-depth study on the financing risk control of K real estate companies.Based on the theory of real estate financing and financing risk,based on the present situation of real estate financing in China,and then based on the basic situation of K real estate company,this paper analyzes the current situation of financing and the present situation of financing of K real estate company Financing channels,the repayment pressure,the external financing costs are too high and other issues,and then from the internal risks and external risks in two aspects of the risk of performance,causes and factors corresponding to each other,which deduced K real estate companies in the current financing The main risk.In the study of financing risk control optimization of K real estate company,the financing risk of K real estate company is identified by Z value measurement method,financial leverage coefficient method and fuzzy comprehensive evaluation model.The results show that the financing risk of K company is bigger,this paper puts forward some risk control suggestions,such as determining the scale of financing,optimizing the capital structure,constructing the financing risk early warning system,and providing support for K company to control the financing risk in actual operation.This paper focuses on the combination of theoretical research and empirical analysis in the process of discussion,which has certain theoretical significance and high practical value.It provides a new reference for the research of financing risk control of real estate enterprises.
