Post Investment Evaluation Research Of CY Real Estate Project

Since 2005,the real estate industry steps into the golden decade of development,its contribution to the entire GDP listed highly of all industries.With the appearance of control regulation and policy,the situation of real estate development market becomes more complex,full of thorns,and evolution of the real estate industry development inevitable trend,enterprises have to constantly improve their own management ability and the comprehensive strength to cope with the changing markets.Project post evaluation,as an important tool to improve the management level,has been taken into account by more and more enterprises,and they attempt to increase the investment of human,material and financial resources in order to improve the level of post project evaluation.But because most companies are misunderstanding the concept of the post project evaluation,also because of the long cycle of real estate project construction,conflicting with the purpose of obtaining investment returns as soon as possible,the post project evaluation has become a mere formality and has become one of the difficult points of project management.In this paper,we start the study of the commercial residential real estate construction project post-evaluation,based on the existing theory at home and abroad,summarizing the experiences and lessons of commercial construction project,in combination with regional characteristics and control cycle,find out the suitable and feasible commercial housing project investment evaluation system for the enterprise.Also,we find out the problems existing in the various stages of the project process through the actual data and data analysis,forming a scientific and reasonable evaluation conclusion,in order to better guide practice,and contribute to raising investors' level of the decision-making and the prosperous of harmonious commercial residential real estate market.
