Abstract/Summary:
In recent years, China's housing market is maintaining a high growth in general. Since the end of 2009, the hot housing market caused the close attention of the central government, which implemented a series of policies to curb the soaring housing price in some cities. In a long run, the policy environment real-estate developers faced is increasingly tight; the profit model real-estate developers used depended on land value-added is becoming risk. So, it is particularly important to improve the level of the-efficiency and management of real-estate project by strengthening management of real-estate post project-evaluation in this context.Firstly, it discusses the current development of China real estate in dustry, and then, according to the subject of post-project evaluation and its issue of development, to review the theory and the characteristics o f post-project evaluation in domestic and oversea. Through the analysis o f project feasibility report to understand the situation before the proje ct decision-making, the expected project development and some target indi cators. Then, compare the actual value to the predictive value respective ly, including the project development cycle, the process of decision-maki ng, the objective of decision-making and so on. Then, it attempts to anal yze the reason of these deviations, and evaluates the situation of engine ering project management, cost control, the achievement of financial targ ets.Finally, through the analysis and summary of problems happened in the project implementation, to make some improved suggestions for engineering project management, cost control and service after sale.
