| With the continuous development of the socialist market economy,and constantly improve the income level of the residents for housing people began to have more requirements,the real estate industry has become one of China’s most profitable industry,but also because of the real estate industry and many other industries exist in the correlation,and there is a strong driving force,become more important industry of China’s national economy.Compared with other industries,the real estate industry,the project construction period is long,investment is high,the supply chain is more complex,and the real estate industry construction project has obvious regional features,so the whole is a capital intensive industry,high financial risk.Whether it can accurately identify and analyze the financial risk,directly determines the scientific development of the real estate business.In this paper the author will research to determine the financial risk management of real estate enterprises,with the financial risk management theory,summarizes the factors leading to China’s real estate enterprise financial risk,including high debt ratio,the change of macro economic environment.The author chooses Shanxi juntiger Real Estate Company as the research object,and starting from the relevant indicators of the impact of Shanxi juntiger Real Estate Company financial risk,such as flowing rate,speed ratio,asset liability ratio,sales net interest rate,two aspects of Shanxi juntiger Real Estate Company financial risk in financing and capital operation.With the analysis of the causes and manifestations of financial risk,the author puts forward the specific strategies of financial risk prevention and control of Shanxi juntiger Real Estate Company,including the construction of perfect risk management system,establish a diversified financing channels,to achieve the strict control of cash etc..In addition to the development of countermeasures,the author also summarizes the measures of risk control strategy,including the establishment of financial risk control is conducive to the development environment,standardize the process of financial risk prevention and control,construction of financial risk early warning mechanism,through strengthening theaudit of the company’s financial management activities of effective supervision etc..The purpose of this paper is to help Chinese real estate enterprises to more accurately understand the financial risks,and actively prepare for risk prevention and control. |
