Real estate as a mainstay industry of China's economy,has a tremendous impact on a series of national finance,land,taxation and other macroeconomic policies.Also,China's real estate industry has some drawbacks in the process of development and construction.In recent years,with the promote of the state to the reform of the real estate industry,the future of China's property sector will certainly move towards the path of rational development,it means that there need higher requirements for the project management methods and levels of property developers.This article mainly utilize the method of case study,taking Shangqiu Guozhihong New World development project as a research object,based on the theory of project management as the foundation,via the case study of the whole development process,analyzes the problems in the process of construction,puts forward some countermeasures and suggestions to solve the problems on the basis of summing up experiences,to explore methods and summarize the general rules of the entire process of real estate development project management.The first,mainly elaborated the paper selected topic background and significance,research content and method,at the same time,this paper introduces the basic knowledge of real estate development and project management theory,based on the theory of the life cycle of the whole process of management theory are discussed in this paper.Secondly,on the basis of the project development,the project implementation conditions are analyzed and compared with the competing projects,and the advantages and disadvantages of the project are obtained and the corresponding improving scheme was put forward.The scientific evaluation for the potential plan of projects to determine the final program.In the progress of program implementation,the construction process of cost management,quality control and integrated management of the problem analysis and countermeasures.As for the aspect of marketing planning,this paper analyzes the marketing situation of competing items,and makes the marketing plan of this project.Finally,through summarizing and refining the whole process management of the real estate development project,the general rule of the whole process management is obtained.I believe that through this case study,contribute to the development of this project enterprise and the entire real estate industry to improve the management level of the whole process,sell products to meet market demand,so as to realize the maximization of enterprise strategic objectives and corporate value.
