In recent years,the real estate industry is growing faster and faster,and occupies an important position in China's economy.With the rapid growth of China's economy,the market structure of the continuous improvement of more and more investors involved in the real estate industry,making the scale of investment and development projects continue to expand,the increasingly fierce market competition,resulting in the development process of the uncertainty More complicated.The real estate investment and development projects,the choice of the type of development is the impact of the subsequent income is the most important factor.At the same time,real estate investors can be through the scientific project financial feasibility study methods to predict the future income of the project situation,to achieve the purpose of controlling investment risk.Therefore,in the investment theory and industry,to improve the financial feasibility of the project to the degree of attention,and to develop a scientific and reasonable real estate development project financial evaluation system is of great significance.This paper mainly uses the analytical research method to sort out the relevant literatures of domestic and foreign literature review and financial feasibility,and understand the commonly used indicators and methods in the project financial evaluation.At the same time,on the investor's standpoint,the quantitative analysis method is used to evaluate the financial factors that affect the financial factors in the process of project development,and then evaluate the financial indicators and the uncertainty factors of the team project.Is it feasible.Finally,the use of case study method,G real estate company to be developed projects to the cost,income,tax estimates,the preparation of the basic financial forecast table,the project's financial indicators and uncertainties analysis,to fully demonstrate the project Financial feasibility,to provide investors with scientific decision-making basis.This paper draws the conclusion that the investment project of G real estate company is financially feasible.Mainly divided into:(a)the project profitability is strong,the financial feasibility;(b)the project solvency strong,financially viable;(c)the project resistance to risk ability,Is financially viable.At the same time,put forward relevant policy recommendations:(a)to optimize the project's financial structure;(b)to strengthen the project's capital management;(c)to strengthen the project marketing management.
