Discussion On Internal Control Of A Real Estate,Company In Xiamen

Based on the rapid development of new urbanization under the background of urban scale and population,and the area has increased significantly,the development of China's real estate industry has opened up new space,promote the real estate industry rapid rise,which also causes the market overheated real estate development phenomenon.The real estate developer pursues the profit maximization unilaterally,ignores the risk control,and carries out the scale expansion blindly.In recent years,countries in the real estate industry has introduced the "restriction","price","credit limit" policy measures,the macro-control of the real estate industry,regulatory measures to curb real estate bubble growth in a certain extent,but also led to the rapid expansion of the scale of the real estate industry by greater impact,so the key period of structural adjustment and industrial upgrading in real estate enterprises.Into 2015,macroeconomic growth continued to slow,government regulation and control continued to increase,the property market will still face downside risks,real estate enterprises profit margins further squeezed.Therefore,the real estate enterprises in the national policy of pressure and weak economic background,must start from the enterprise internal control,the internal potential digging enterprise,save operating cost,through the "winter" at the same time in the real estate industry,enhancing enterprise strength,improve the efficiency of enterprises,management restructuring for the core competitiveness and the development trend in the future.This study studies the internal control system of Xiamen A real estate enterprises,and further strengthens the ability of internal control and risk resistance.Establish a system of enterprise internal control,timely screening of real estate enterprises existing and potential risks,the risk to take corresponding measures,to reduce the risk of reasonable,creating advantages for the development of enterprises,improve the anti risk ability of enterprises.In this study,using literature research,case analysis and interviews,AHP analysis,the Xiamen A real estate enterprises internal control problems and countermeasures.Through the interview method analysis of Xiamen A real estate enterprises in the internal control objectives,control environment,risk identification,risk evaluation,risk countermeasure,control activities,information and communication,review and supervision of the eight elements of problems,these problems show the set goal is not clear,and the control system for the target internal coordination;control of cultural foundation is weak,the governance structure is notperfect;yet the risk event identification,risk assessment revealed insufficient enterprise risk;risk assessment is simple,the lack of systematic risk;strategy is not clear,has not yet formed a portfolio view of risk evaluation,risk response strategy is not comprehensive;the lack of internal control system and internal control system,the implementation of perfect existence lag;signal transmission process of enterprise information in severe fading,information technology and network technology,the low level of governance;The restriction mechanism of the structure has not been formed yet,and the independence of the internal audit needs to be improved.In view of the problem,the reasons for this problem are mainly studied from the following aspects:enterprise concept,human resources,corporate governance structure,internal control system,internal supervision and communication.And then put forward a series of solutions,such as to enhance internal control consciousness,strengthen personnel training,improve the real estate enterprise governance structure,improve the real estate enterprise governance structure,strengthen supervision,improve the supervision and management mechanism,improve the construction of enterprise information system.It is expected that the writing of this paper will benefit the internal control of Xiamen A real estate enterprises.
