A Feasibility Study On Financial Lease In Real Estate

Since modern financing leasing produced in the United States,after 60 years of rapid development,now it has become the second largest mode of financing,and with Banks,securities,insurance became the mainstay of the modern economy.For China,the development of financing leasing,though still in its infancy,but the potential is huge.From the experience of developed countries,it is important for transformation and healthy development of economy.The real estate industry is one of the pillar industries of our country,the rise and fall of the real estate industry is closely related to our country's economy.Combining with the market situation of real estate industry and the characteristics of financing lease in recent years,maybe,make the financing lease applied to the real estate industry is an important way to keep the healthy development of real estate.The financing lease in real estate is introduced in 2004 in Shanghai "after-sales leaseback" case.Since then,has not been widely used.So far there is no clear definition of real estate as the legitimacy of the financing lease of the subject matter,even in some cases are thought to have legal defects.So about the feasibility of real estate financing lease in China,now still in discussion and gropeIn this paper,on the basis of reference of research results at home and abroad,firstly,introduced the basic theory of financing lease in real estate,lays the foundation for the full paper.Then analyze the necessity and significance of financing lease in real estate our country and from two aspects to demonstrate the feasibility: conditions and how to develop.Lastly,discuss the business interests of each subject in the analysis and risk prevention,and on how to develop our country's financing lease in real estate provide relevant policy recommendations.
