Along with the rapid advance of urbanization process,the country is witnessing dramatic changes.On the one hand,rural resources,such as labor,ecology and other aspects,have been captured in the relationship between urban and rural.In a short period of time,the basic pattern of rural resources being expoted to city will exist persistently.Rural will present a state of hollowing.On the other hand,recently,a series of practices in the country which included socialist new rural construction,beautiful rural construction,urban and rural integration development,changed the closed state.To a certain extent,they promoted the rural physical environment.The government "monologue" highlights the market mechanism and the problem of insufficient social forces play a role.Countru needs a comprehensive,multilateral-participation and deep transformation.Currently,in order to transform the agricultural development model,our government has focused on the innovation of agricultural modernization development,Guided and cultivated the new type of agricultural management main part.At the same time,they are promoting the innovation of Supply side structural reforms and rural collective property rights system.Among them,housing land paid use and circulation has positive pilot in tonglu and wujin district.Under the principles of the system of land collective ownership,no breakthrought the red line,protecting the interests of farmers,attract social capital investment in rural infrastructure and environmental construction,revitalize the rural assets,furtherly promote the interaction between urban and rural areas.Research against to the issue of development in the rural transformation,includes economics,sociology,geography and urban and rural planning intervention study.This article summarized research results mainly from the connotation of the rural transformation,economics,sociology,geography,related theory and practice aspects..Experience shows that the core of the rural transformation development in rural resources producing more output,including land resources and adhere to the land of other resources.Through the role in the relationship between urban and rural areas in the country the carding and reviews of existing research,this paper puts forward the path of the rural transformation way discussion,found that rural transformation the lack of reliable and quantifiable analysis theory.The transformation of rural industry plays an important role in the transformation of rural society and economy.This article congsidered that differential rent was Marx’s political economics category in-depth discussion of land rent.,which was fixed in class stratification.But the theory of rent gap jumped out of the political economics perspective,and reflected the value of differential rent in market exchange.Also,the land output and attachments to existing and potential gains not bad angle to study the differential rent.Therefore,Marx’s theory of differential rent and the new marxist scholars "rent gap" theory can be said to be coherent,but the content of the research object from the value of the existing extends to the present and future potential yield differential land rent.Differential rent focused on agricultural production,will rent to focus on the value of existing product market exchange,"rent gap" can be regarded as a floating on the differential rent of objective forecast earnings.For rural transformation in the process of market main body,itself is a kind of cost,land rent "rent gap" can be said to be the invested capital after the result of the optimistic expectations revenue profit space.Therefore,this article discussed that how to transform the rural development.from the point of view at natural resources,such as rural land output and attachments resources into production.The production from the land are erported as crops,which reflects value through the exchange.The production brings direct and tangible benefits.Modern agricultural and biological industrial park makes use of the tourist fouction,and then gains expectations and intangible benefits,which exactly corresponding to the theory of the differential rent.This paper take the theory of the differential rent as an evaluation frame,and put forward some assumptions:A series of policy(exchange of right to the contracted management of land,the construction of modern agricultural and biological industrial park and the innovation of the use right system of rural residential land)which were put into effect in the process of rural transformation confirmed this theory by analysing the case of Lijia town.Many kinds of participators collect together to develop the economy of rural based on the pursuit of the differential rent of land.Based on the analysis of land management rights,the modern industrial park construction and housing land paid use and circulation,the paper summarized many difficulties which were exist in the process of policy implementation,including land circulation of the will of the decisive factors,the management risk of the contract price,the joint stock cooperative system,land management and property right nature,landscape features abrupt,due to the slow process of rural homestead right verification work,land without compensation and no cost caused by indwelling and paid use of land and bottlenecks to exit the problem,and put forward the corresponding optimization Suggestions.Chapters design ideas in the order:The first chapter is an introduction to research,by clearing the background and significance of topics,arranging full text research methods and ideas;The second chapter is a research review,the system combed the theory and practice about the development of the rural transformation;The third chapter analyze theoretical assumptions and breakthrough,including differential rent theory,which includs "rent gap" theory,the basic connotation,the development of analysis and existence form and the basis of differential rent in our country;The fourth chapter is the specific case,from the perspective of dynamic mechanism and organization mechanism,which include the analysis about the exchange of right to the contracted management of land,the construction of modern agricultural and biological industrial park and the innovation of the use right system of rural residential land.And then,this chapter try to consummate the theory of differential rent combining to the fact;The fifth chapter is a summary,which refining the differential rent in the process of marketization of rural transformation and transformation of union contributed.This chapter also estimate the shortcomings honestly,and finally,point out the future of the direction the the research.
