QJLT Company Subway Commercial Cover Project Financing Strategy Research

In this paper, we take the wave of the rail transit construction as the background, Based on the development situation of the company QJLT railway superstructure project, the financing policy issues of commercial real estate of QJLT company were studied. Research methods used are literature research, case analysis and quantitative analysis. The significance of this study is to analyze financing strategy of commercial real estate of QJLT company, the three financing options were design and analyzes the possible combinations of the applicable conditions and financing strategy different financing methods, the study of financing strategy will help to research other commercial real estate companies to provide project financing strategy knowledge.In the collation and analysis of the financial needs, current situation of financing and difficult financing situation of the commercial real estate of QJLT company. The corresponding financing strategies designed three financing options:(1) the establishment of tourism industry investment fund; (2) finance lease loans; (3) the replacement mortgage guarantee. In a comprehensive measure of corporate sustainability capabilities and the ability to repay the loan, based on the combination of the investment structure of the project financing structure is determined, the amount of financing and financial risk early warning mechanism to finance, chose "the establishment of tourism industry investment fund" as the best the financing strategy of commercial real estate of QJLT company. Finally, this study proposes financing policy related measures and safeguards of the financing strategy of commercial real estate of QJLT companym, such as strengthen internal management, improve enterprise information platform, to avoid the risk of improper financing, strengthening of qualified personnel, access to government support, innovation management project financing.
