With the development of state-owned enterprise reform process,the new commercial property rental market of state-owned enterprises appears after idle factories are transformed into offices of leasing,not only revitalizes the idle state assets,but also ensures the value maintained and appreciation of state-owned assets.State-owned commercial real estate rental pricing problems will become the new hot research topic,on the hot topic,this article explores to establish adapt to the developing situation of the rental market,reflect market rental characteristics analysis of the pricing model,in order to realize the state-owned enterprise in commercial real estate leasing market in orbit more healthy and steady development,also for the state-owned enterprise actual management decision-making to provide theoretical reference.This article discusses the rental pricing issue of Beijing state-owned commercial real estate,according to a Beijing state-owned enterprises cases-X project of Y Company.This article draws on the academic method of commercial real estate rental pricing and the relevant results,gives some relevant questionnaires,rent pricing data model,then,analyses the rental pricing case of X project,and tries to put forward in accordance with the actual status of the rental pricing decisions and pricing tool of Beijing state-owned commercial real estate.Firstly,Using SWOT analysis points out the advantages and disadvantages of lease rental market competition,opportunities and challenges,for scientific recognition the influence factors of commercial real estate rental price.Then,with the application field research method,the Delphi survey method,characteristics of Hedonic pricing model,experience method theory methods,we can identify the seven characteristics of commercial real estate rental pricing,and give weight and assignment,eventually develop in line with the market mechanism for X project of rental prices.Finally,on the existing rental pricing model problem of Y Company,explore some feasible Suggestions to change the rent pricing mechanism,focus on giving full play to the rental pricing theory reference model of Beijing state-owned commercial real estate company.On the basis of theory,this article summed up the state-owned enterprises in Beijing commercial real estate rental pricing method,based on the actual enterprise,characteristic price method is used to construct the rent pricing model,eventually determine the price of the rent according to the change of the market.At the same time,in the face of increasingly severe competition situation,to promote marketization,weaken the security administration,enhance the level of basic services,and actively explore new models is to optimize the state-owned business enterprise of commercial real estate rental pricing.
