The Calculation Of Land Requisition Compensation Standard Based On Farmers' Satisfaction

The development of the economic and social stability was directly affected by the satisfaction of farmers'for land expropriation compensation standard, so, exemplified in Wangcheng District, it has reference significance to the reform of land expropriation system that the method in calculation of land requisition compensation standard based on farmers' satisfaction. The famers whose land was expropriated in 2006-2012 in Xingcheng, Dingzi, Bairuopu, Chating, Huangjin, Getang, Wushan these seven towns in Wangcheng District were put as the investigation object, and, the farmers' satisfaction and its influencing factors of land expropriation compensation standards were analyzed by the structural equation model. Then, the practicability and feasibility of hypothetical development method in the calculation of land requisition compensation standard was validated and the land requisition compensation and resettlement mode in Wangcheng District was discussed through the empirical study.The mainly results and conclusions:(1) The land expropriation compensation standard satisfaction index of the famers'in Wangcheng District was 51.09, and it was lower.(2)It can improve the level of land expropriation compensation and ensure the landless farmers enjoy the value-added benefits came from the use change after land expropriation that to use the hypothetical development method in the calculation of land requisition compensation standard.(3)Combined with the level of regional economy, the land utilization condition, and the farmers'intend, the "1+2+N" mode was put forward as the land expropriation compensation and resettlement mode in Wangcheng District.
