After a decade of rapid development, the construction industry extensive management turned to the fine management pattern, the public's expectations and demands of real estate are getting higher, and the concept of green building, intelligent building and energy saving building has been more popular in real estate projects. At the same time, the increasingly fierce competition in the business also forced developers to improve in differentiation and innovation constantly, so that it can stand out from the many competitors. Increasing complexity of the project, coupled with the increasingly stringent cost control, which not only bring the pressure on the operating management of the owners, but also bring the great challenges to the design units and construction units. Benefit from management and technology has gradually become the consensus on the development of real estate industry. BIM technology application in the construction enterprises have important significance, especially in construction stage, which can not only improve the quality of the construction, but also can reduce the rework, reduce construction cost and improve construction efficiency etc. This paper focuses on the construction performance of application of BIM technology,and makes the following research.(1) This paper introduces the application status and related knowledge of BIM technology, and focuses on the benefits of BIM technology brings to the construction enterprise in terms of quality, progress, safety, cost and resource management.(2) The establishment of performance evaluation system of BIM technology application in construction enterprise, which identifies six input indicators(BIM management personnel input, BIM technology personnel input, electronic equipment investment, infrastructure construction, enterprise management fees, construction measures fee); and determines 10 output indicators (time optimization rate, quality improvement rate, safety accident reduction rate, cost reduction rate, contract information management efficiency improvement rate, material management, efficiency improvement rate. Reduced Number/Need for Information Requests, customer satisfaction rate, corporate image promotion rate, rate of investment decision analysis efficiency). This paper cancels quality improvement rate, safety accident reduction rate and Reduced Number/Need for Information Requests of three output indicators through research and expert advice, and finalizes six input indicators.7 output indicators for evaluation and analysis.(3) According to the evaluation system, this paper takes nine construction projects which used BIM technology in the construction stage as examples, uses CCR and BBC model of data envelopment analysis to analyze the collected data, and draw the conclusion to gel the invalid technology unit and the effective technology unit.4 of the 9 projects are effective technology units.5 are invalid technology units, and the input redundancy and output sufficiency of the 5 invalid technology units are analyzed.(4) According to the analysis results, the corresponding suggestions are put forward to improve the performance level of BIM technology in construction.
