With the sustainable improvement of economy, network and technology, logistics industry has got rapid development, which correspondingly has become an important industry of national economy. Warehousing industry, as the major component of modern logistics industry, plays a unique and important role in Chinese economic development. However, the demand for land is inevitably increasing in the development process of the logistics industry, and it also brings some challenges for China because there is a serious contradiction between short land resource and strong demand for it. What's more, few researches focused on logistics warehousing land in previous studies, but we need to know more about it, and a deep research on it is essential and meaningful. Here, based on Urban functional zoning theory, Land use change theory and Intensive land use theory, it takes Jiangsu Province as an example to analysis the characteristics of the temporal and spatial changes of logistics warehousing land area from 2003 to 2014. Besides, it selects related indicators and does the factor analysis by SPSS23.0, then we can get the main indicators. At last, Using Statal2.0 to do Panel analysis and analyze the quantitative relation between warehousing land area and each indicators by establishing multiple linear regression model, and then forecast the future trend of logistics warehousing land.Research conclusions:logistics warehousing land area in whole Jiangsu Province is showing an rising tendency on time scale; The spatial variation is obviously different, and the changing rate of Xuzhou, Lianyungang and Huaian are the most obvious; Factor analysis indicate that except some unquantifiable indicators, such as social policy, land price etc, the first main influence factor is economy, including port cargo throughput, the development of the logistics industry and urbanization rate;the second one is social factor, Engel coefficient is the most significant one. The equation based on multiple linear regression method shows that the demand of logistics warehousing land area will continue to rise in Jiangsu Province while the annual Urbanization rate. Port cargo throughput and Total retail sales of social consumer goods are increasing.Based on the above results in the study and combined with the problems existing in the logistics warehousing land of Jiangsu Province, we can make effective measures and suggestions based on Urban functional zoning theory and Intensive land use theory: (1)Improving the level of storage management, reducing the operating costs and optimizing the utilization rate of space:(2)Making full use of the land resources so that turn to the direction of intensive development; (3)Improving laws and regulations on warehousing industry and giving it more government support.
